How to Care for Your Commercial Roof

When summer storms pummel your business, naturally, the roof gets the brunt of it.  A damaged roof is a major threat to the structural integrity of the entire building.  This should make keeping your roof well maintained a top priority.

Here are some tips on how to care for your commercial roof:

1:  During the off season, make sure you perform a thorough routine inspection of your roof.  The best time of year to do this is when you can perform the inspection and make the neccessary repairs with minimal risk of precipitation.  It is especially important to check the following areas:

Drains and gutters: make sure they are clear of leaves and debris

Roof surface: make sure there are no cracks or exposed surfaces

Flashing and control joints

Inspect for signs of wind damage

2: Inspect the hardware that secures your roof-mounted equipment. Properly attached equipment will minimize roof damage in severe storms.  If you find the equipment is not secure, use qualified professionals to reattach them securely.

3: Know the load limits of your roof. There are limits to how much weight your roof can bear. Blocked drains during periods of intense rain can turn small roof ponds into large lakes. Record-breaking snow or snow followed by rain or ice can also cause load problems. Be prepared to deal with these situations when these circumstances arise.

4: Don’t forget to check the underside of the roof. If possible, look at your roof from the inside. If you see evidence of leaks or damage, add those areas to your repair list.

5: Roofs do not last forever. If your roof is old or showing signs of weakness, it may be time for a roof rebuild. An engineer can evaluate your current roof and recommend a course of action.
